When you, yourself, apply to numerous lenders individually, your credit report is "pulled" by each and every one of the institutions that you have contacted. This activity is recorded in your credit report history. Excess activity can create suspicion and negative credit inferences (ie: why have you been turned down by the others?).

full disclosure
We are registered with the Province of Ontario and are required to provide a STATEMENT OF MORTGAGE, disclosing all charges and fees by both the lender and the broker as well as terms and conditions of the mortgage and any connection or relationship between the lender and the broker. The total cost of borrowing is disclosed as a percentage of the total amount of the loan. Only we (Registered Mortgage Brokers/Agents) will provide you with this detailed information.

no fees to qualified borrowers
Every borrowers' financial situation is unique. Because we know what lenders need and want from you before they will agree to a mortgage commitment, we can direct your application to the most appropriate source, based on your personal circumstances. Some institutions pay us a "finders fee" when we refer business to them. This allows us, in many cases, to provide our services at no cost to you. If your circumstances are such that the lender does not provide us with a finders fee, additional fees which apply are fully disclosed to you before you are required to make a commitment.
